Rules that determine how land may be used or developed are called zoning. When owners want to use or develop property in a manner that does not conform to the current zoning, they may apply for a rezoning. Approved rezonings benefit the county as a whole and are consistent with the Land Development Code and Future Land Use Amendment.
For property owners who would like to request their land be rezoned, it is recommended to first meet with Development Services staff to discuss the parcel in question. Next, the applicant will complete the rezoning application packet and pay the application fee. The application is then reviewed by the planning board in a public and advertised rezoning meeting. The planning board will make a recommendation to the Escambia County Board of County Commissioners who will adopt, modify or reject the recommendation of the planning board.
Unless changed due to holidays or special needs, the planning board typically meets the first Tuesday of each month at 8:30 a.m. at the Escambia County Central Office Complex, Board Meeting Room 104, 3363 West Park Place, Pensacola. Submittals for items on the planning board agenda are typically due the first Thursday of each month prior to the meeting date.
